Homeowner Solar Panel Planning Applications

Homeowners are generally allowed to install solar panels and equipment on their buildings and land with no need to apply to the Local Planning Authority for planning permission, although there are certain restrictions in Conservation areas. This is known as ‘Permitted Development’ however, there are important conditions and limitations that must be met to benefit from these permitted development rights. The rules apply to both solar thermal panels and solar PV.

Permitted Development

We always recommend that you apply for a lawful development certificate (LDC) for any work that is carried out under your permitted development rights as a homeowner. This is not the same as planning permission but is proof that your household building work is lawful.
This is most useful if you should later want to sell your property, an LDC may be helpful to answer queries raised by potential buyers or their legal representatives. As such, it is important that all paperwork and records relating to your property are clear and up to date.

Planning Permission

In certain circumstances a planning application will be required, such as if your property is Listed or within a World Heritage Site, and there are some parts of the country where permitted development rights don’t apply or they have been removed from your property. Also, Installing solar panels on a maisonette or flat would also require a planning application.
